The spaces have been developed to allow maximum flexibility, including a hall that can be split so that the playgroup can function whilst a luncheon club meets. A sustainable timber frame uses replaceable and reusable Gluelam beams, which are also highly cost and time effective. The building is highly insulated to minimise heating costs and its orientation encourages passive solar gain. The spaces are naturally ventilated and the external materials selected are low maintenance.
